Loft ventilation

I live in a 1970’s terrace house , clay tiles with bitumen lining.. I am currently going to top up my insulation and add a raised loft zone floor for storage My soffits do not have any ventilation.. I want to ventilate and have seen many options.. lapvents, soffit vents, vent tiles etc.. 💭 what is the best solution? I also want to add an in inline bathroom extraction fan.. so is it best a soffit based no return vent?

If your budget allows, i would suggest eaves to ridge ventilation - soffit or over fascia vent at eaves and dry ridge system with the felt cut under the roll out membrane and gaskets. I would also suggest a modular tile vent on a flexi for the mechanical extraction.

Hi go for Soffit ventilation spaciali if is not bridibel mambraine ,bathroom needs extractor fan

Please check your asbestos register for a building this age before going into the loft or messing around with soffits. It may turn into licensed works

They do a super range of tile vents for clay tiles that are easy to fit and almost impossible to see from the ground. They are designed to be either passive or be connected to SVPs or extractors but in your case just leave them open and it’ll be a huge improvement.
