External wall tiles need repainting.

Our tiles in the front of the house are needing a new coat of paint. This is because they are currently tired and flaking off. Please can you advise what is the most durable paint, and do we need an undercoat of primer?

Firstly are the tiles Glazed! If so anything you apply will eventually become unstable and flake due to the paint "Floating" and not adhering too the tile!If the tiles are not of the glazed type,remove any flaky loose paint ( wire brush being the best tool) wash the area down thoroughly and apply a stabilising solution.Leave for as long as recommended by the manufacturer to cure (dry) then use an EPIMAC tile paint (available from most DIY/decorating suppliers)Regards J P Desired Effect Decorators
