Dampness/water seeping out of in upper chimney walls

We have an oil fired boiler, which is serviced annaully, in our kitchen. 3 years ago water started to appear on the chimney breast in the bedroom above. During the summer months this stopped, despite a wet summer. (we did not have the boiler on) The first advice was to cap the chimney pot - done. Still getting water in while the heating was on next winter. The roof was relined and retiled and everything dried out really wel,l despite a very wet summer ( there had been problems with the liner), but 4 weeks after turning on the heating water started seeping through again.
What could be causing this?

process of elimination: bricks rendered? gaps for water to enter / flashing replaced? usually one of the main causes.
