What can be done to fix the ceiling?

Hello, We moved in a new built house less than a month ago, and since then, we had multiple problems. The worst one is the ceiling in the living room and kitchen area (it's an open space). The built is joint and tape, not plastering. We noticed waves in the ceiling soon after new year, it was noticeable only in the evening; during daylight the ceiling seemed fine. The solution offered was to apply a grey substance (I assume is some kind of filler) then sand that down, paint and job done. It looks much much worse than before now, and I can see the defects during daylight, evening etc. The whole ceiling is uneven and has little waves and this is very upsetting. I am out of solutions, I don't know anything about this and I was expecting the site manager and workers to come up with solutions. I am truly at a loss, and the aspect of the ceiling really takes away from the joy of having a home. I would appreciate any advice, do we need to take the boards off and redo the whole ceiling? Should we sand this down and plaster? I appreciate new builds are not the best purchase and defects should be expected, but I think this is too much. I want to talk to the site manager again, but would like to have some idea about what to tell him to do. We are also considering hiring someone ourselves but the experience so far had left us very paranoid and I don't even know what to look for. Thank you so much for taking the time to read this.

Hi, if the ceiling is tape & jointed there are a few possible causes to the waves you see. The boarders have used Square Edge boards on the ceiling, in this case the scrim tape and jointing compound will show. If sanded down flush, this will expose the board joint and cause cracks in the ceiling. Solution - full reskim of the ceiling. Joints have not been sanded down properly before painting. Solution - sand down, apply drywall primer and re-paint ceiling. Correct boards used, joints sanded down properly but no drywall primer applied before painting. The porosity of the jointing compound is different to that of plasterboard paper so the recommended practice is to apply drywall primer over the joints to even it out, so once painted the joints do no flash through the paint but in many cases this is overlooked due to cost/time. Either of the above should have been picked up on the snagging and rectified before property hand over. Hope this helps.

Depending on how bad the plasterboard is on the ceiling it sounds like this could be an OverSkim job where a plasterer like myself would come in and re-plaster over the existing ceiling, if the ceiling is too bowed and all over the place the other solution would be to over board the existing ceiling and then plaster the ceiling leaving it nice and flat.

Seems they skimmed the ceiling. Normally skimming is thinner layer which most likely is the case of your ceiling. Best and cheapest way is to plaster the whole ceiling min 4mm thickness.

Hi, as per previous comments. Sanding and filling is a very long process to get the result you would expect from a newly built house which the site manager would have signed off on... I would re-skim the ceiling. Thanks
