Does the builder’s insurance cover the damage done to our neighbours home

Anonymous user 23 February 2024 - 3.50 PM

Long story short the builder has installed a steel beam to build a rear extension and has caused some damage to the neighbours walls (it’s a terraced house). The neighbours have not yet contacted anyone to get quotes for the repairs but they asked for his insurance (not sure why). Has anyone encountered this situation and knows how the matter should be resolved? Do they have to claim on his insurance? The party wall surveyor said his insurance doesn’t cover this as the builder has quote “poor workmanship”.

Your builder needs to repair your neighbours damage as a priority at his cost. If he is insured, then he could seek advice from his public liabilities insurance, ( if he has it, which is a criminal offence if not)

The builder is liable to go and fix the damage caused by his install better for the builder to work with the neighbour and resolve the issue as reputation is key in this trade Hope that answers your question

he may or may not have insurance, he is only legally required to have employers liability insurance if he employs people, he is not legally required to have liability insurance, in the end if it is not resolved your neighbor or his insurer will come against you if he has none.

The builder should know about the fact that cracks will appear in to the neighbors walls, he should let you know about that wend he disscus the job whit you, normally he should fix the damage whitout ani question, but againe not all the builders are the same and not all are geniune, He would deal whit the damage otherwise if you or your neighbours will complain about him or if you or your neighbours make a clame on his insurance he will be the one whit the loses
