Windows in a Bay

Anonymous user 3 March 2024 - 3.44 PM

Huge gap between window frame and stone sill between 1-4 cm -builder says window not even old house . However old windows did all meet sill, not convinced . Gap is filled with foam and covered with straight large pvc strip . Water now leaking into frame as not draining anywhere . Residence 9 window with no provision for front drainage and no where to go straight down.

Residence 9 windows can have face or base drainage. If drainage holes haven't been made during manufacturing, it can be done on site. uPVC trims are used to finish windows, sometimes they need to be pointed in with mortar depending on the installation type.

PVC windows have two types of drainage. 1) Face drain which will have a button type cover cap or rectangular shape cap. 2) Concealed drainage is a rectangular slot which is routed out underneath the bottom of the window sill. The frame would then sit on the external sill weather it be stub or 150mm hence concealing the drainage.if no face drainage is apparent and it’s not sat on the sill it could well be the windows have been measured tight not allowing for the sill hence ingress of water. It might be helpful pouring a dye into the side opening casement channel ( if it has one) and trace the path of the water. If the window is sat on a sill the dye should then be evident. Ideally post an external picture of the window. Hope this helps Andy

Sounds like the windows have been made to small or not fitted correct There shud be no gaps around the windows if site condions require frame extentions they shud be used not expanding fome trims can then be fitted over the frame extention if required

Windows must have drainage. I would suggest you remove the trim and maybe a section of foam to find any drainage holes. That will also tell you if the windows have been measured correctly. Easy to re-foam and trim!
