Bricklaying & Repointing

air brick rendering over

Anonymous user 09/03/2024 - 3.30 PM

we had damp walls due to the cavity wall insulation being wet seeped through brickwork a builders answer, was to install large air bricks in a hope to dry out the insulation ,we have now had cavity wall insulation removed but are left with 8 large air bricks in the exterior wall which now make internal walls cold can i fill the holes with silicon and render over or them ? The air bricks have been installed in the wall 3ft above damp proof coarse 4 in side wall and 4 in back wall of our 2 bed detached bungalow which both were rendered to stop water coming through old mortar (which we were told was the answer to the issue) ,air bricks are also situated (as when built) below damp proof coarse ,thank you cjm builders for your response to my question I don't think I have explained it very well The air bricks were not in situ originally they were put in by builder in an attempt to dry cavity wall insulation between cavity ,which has now been removed, i can either remove large air bricks and re-brick wall then render over to match rest of wall or I can maybe render over air bricks didn't know if it was possible ? Concrete render was used

Why was the cavity wet? Was the original source of water ingress fixed? What was the render used? Concrete or lime? If the original source of the problem has been fixed (I will assume it has) The brick work and cavity needs to dry out. By slapping concrete render on you have just made the situation worse. Concrete will not let water pass through it. The walls will not breath correctly. In effect the render is now trapping the moisture. This instance a lime render should have been applied. I think the volume or air bricks you have now will only continue to cause you problems

Air bricks are not used in this way they're attached to something we call a telescopic to create air flow generally under a suspended floor, if your insulation is wet there means there's a problem further up, could be gaps in your pointing/cracks in your render/guttering hard to say exactly till you see it. If you fill the air bricks with render or silicone you might get damp smell or damp on your internal wall.

You need to take out the wall in sections. Blackjacking the block work behind if necessary. Then replace the insulation and put in a damp tray. This should solve the issue.

It could be due to the fact that the levels outside are too high I do not know what the actual construction of this wall is so I can't really give you a clear answer but water ingress is normally down to levels being too high above DPC .
