Lantern roof to an orangery

I have been denied permission from the water firm to construct an extension at the rear of my property. The solution would be an orangery but I do have a question about the requirements for the roof. Am I able to have a flat roof with no window lantern, or is a window lantern mandatory to make it an orangery? Are there any alternatives to a lantern roof such as velux windows, and what percentage of area of the roof is required so that I don't need building regs? Thank you for any advice.

If you are to install windows and doors you should be aware that they need to comply with the requirements of the Building Regulations in relation to the amount of heat that can pass through the door or window, including the frame, which is measured as a U-Value. This U-value should not be exceeded.
To install a rooflight, the roof structure will generally need to be altered to create the opening.
The roof will have to be able to carry the load (weight) of the new rooflight. If the roof can not do this then it will need to be strengthened.
Any rooflight that is installed will need to prove that it has sufficient insulation against heat loss i.e. is energy efficient.
If the rooflight is in close proximity to a boundary, the fire performance of the rooflight will need to be considered.

It’s worth checking but the difference between a conservator and an Exstension is
A conservatory has more than 50% of the walls glass and more than 50% of the roof is glass this constitutes a conservator which needs no building regulations or planning last time I checked ?
An Exstension is mostly walls and mostly solid roof with any style roof lantern you chose but you need both planning and building regulations fir it
What it sounds like to me is that your drains being mains waste would be to close to the new footings if you was to build an Exstension (I think 1 to 1.5 meters correct me if I’m wrong )
The answer would be to get the drain runs moved in the construction works
If the drains are shared you will have to go through southern water as they own the drains and they have last say even over the BCO (building control officer)
If you are putting solid wooden insulated roofs on then you will not be able to rest them on the windows for support
A aluminium system is out there which is hung from a wall plate which would allow a more solid roof but it will not take the weight of a big roof lantern plus the roof would need to be flat to accommodate a roof lantern style window any how

If you have been denied permission to build an extension from the water company that can be appealed but with a different design .also if it is only the drainage at the back of the house that should be an easy design by a knowledgeable architect or structural engineer .
