Please can anyone tell me if I need planning permission to have a second storey over my garage. Where do I start? Does a builder help with this? Do I need an architect or drawings? Any help greatfully received

Hi you would need full planning this would require an architect and building regulations along with structural engineering calculations

Hi nick As a general rule you don’t need planning permission for a garage conversion or to add a floor . You WILL need building regs. You may need planning permission if you live on a new estate as some builders have a clause forbidding permitted development. Also if you alteration to the garage removes a car parking space (inside )you may need planning .I realise I’m going against the previous builders on here but a simple google search should confirm what I’m saying is fact . Hope this helps Oh and please don’t waste your money on an architect for something as simple as a floor addition!

All two storey or second floor extensions require planning permission, you will need to submit drawings and from there the planning process usually takes around 12 weeks.
