Please can anyone tell me if I need planning permission to have a second storey over my garage. Where do I start?
Does a builder help with this?
Do I need an architect or drawings?
Any help greatfully received

As a general rule you don’t need planning permission for a garage conversion or to add a floor . You WILL need building regs.
You may need planning permission if you live on a new estate as some builders have a clause forbidding permitted development.
Also if you alteration to the garage removes a car parking space (inside )you may need planning .I realise I’m going against the previous builders on here but a simple google search should confirm what I’m saying is fact .

Oh and please don’t waste your money on an architect for something as simple as a floor addition!
All two storey or second floor extensions require planning permission, you will need to submit drawings and from there the planning process usually takes around 12 weeks.
