Chimney breast first floor

Hello. We are buying a mid terrace house which has a chimney breast upstairs in bedroom 3 but not downstairs underneath in the kitchen. The house next door has had their chimney removed for a loft conversion. The work must have been completed over 20 years ago as the currently owners were not aware of any building regs etc certification for the work. We want to know that it is safe before we buy it. What’s the best way of getting it checked out?

Hi Robert The safest way would be to get a structural engineer to take a look, it would probably cost you £2 or £300, but would be well worth it, a good structural engineer will have Professional indemnity insurance which would cover their advice. If its not been done properly it could have serious consequences, but that said if it was done 20 ears ago and there are no signs of cracking or movement it may well be OK. You could also ask the seller to expose the brickwork at the bottom of the existing chimney on the first floor and or the ceiling below it so it is clear how it is supported.
