Electrical

Missing electrical certificates

Anonymous user 28 February 2024 - 4.04 PM

Hi could anyone give me some advice here please. I had a full rewire of my property done 3 years ago by a company that has since stopped trading, however now the time has come to sell my property I cant find any records or certification of the work carried out. I need to provide either... (a)copy of the signed BS7671 Electrical Safety Certificate (b)the installer's Building Regulations Compliance Certificate (c)the Building Control Completion Certificate The company was a member of NICEIC at the time but they have no record of the work which I find very strange. If anyone could point me in the right direction I would be very grateful, NICEIC are not proving much help.

Are you a tradesperson and able to answer this question?

Hello, Unfortunately if they have ceased trading, there is not many options open to you. I would recommend that you look into having an Electrical installation condition report carried out. This would verify the condition of the electrical installation and provide the relevant certification. This should suffice as far as certification is concerned. Thanks.

NICEIC are never much help! As other answer get an EICR done and that will do.

If they have ceased trading and there’s no record, not much can be done. Usually a Full EICR will satisfy local building authority for compliance and you should be able to move forward with the sale. Thanks

Hi, If no certification was ever produced, a Electrical Installation Condition Report is generally sufficient as only the installing electrician can produce the installation cert and this is no longer possible. However, if documentation was raised but not handed over/ misplaced, it may be worth searching for the building compliance notification, where you can obtain a copy of this document, which as your query states shall also be sufficient. https://www.checkmynotification.com/ I hope this helps. Many thanks
