Garage door conversion

Anonymous user 28/02/2024 - 4.02 PM

Hoping someone on here knows as cannot seem to find out by searching. I am looking eventually to have my integral garage converted fully but wondered if anyone knew if your are able to just get someone to convert the garage door only initially with a brick wall and window. The reason I ask is we are not fully sure on the function we want in there and also with it being integral and the external wall being double skin(also I have battened and insulated with rockwool) it quite a bit warmer than it used to be as a garage. So ideally without having to commit to everything I was thinking converting the garage door firstly to get a bit more warmth so we could use the room whilst deciding on how to convert internally. Cheers in advance for help 👍

The works to convert your garage is dependent on what the intended use is to be. If you want it to be extended living area, ( bedroom, lounge etc ) the works would come under Building Control and need to comply to current building regulations. If the use to be office, hobby room etc and non habitual then you can do basically what you want unless your property is Listed or in a conservation area and then any alterations may require consent.

Hi there, You can do this two ways. Firstly leave the door as it is and then fit a new partition in front of the door also using insulation, plaster board and plaster, or you can remove the door and don’t forget that you need to dig down for new footings. Have a plan of action and if the council need to have and drawings etc then you have them. Try and make the works look similar to other peoples properties along your street. I don’t think you should have to much trouble but also if you intend to change your garage into a room then the council needs to know plus your insurance company needs to know. Good luck

A planning application is not necessary as permitted development should be sufficient ,but building control would always be a good thing just in case in the future you wish to sell the property this would tie up any loose ends . You may have to have a footing under proposed new dwarf wall /window as normally the garage doorway is just concrete slab plus a new damp proof membrane on floor slab before insulation is fitted!!
