Conservatories Question

Lean to taking down for a kitchen extension

if I need want to take down a old lean to and replace it for a kitchen/diner extension will I need planning permission? if so how long will I need to wait. The property is a detached house.

It varies on the borough you live in but my understanding is that you do not need planning permission for a conservatory or an orangerie (an extension with over 1/3 of the roof made of glass) however to get a normal extension you do need planning permission. All structures have to conform to building regulations and require checking.

you will not need planning unless you go over 3m from the house and 4m to the top of the proposed roof. search planning portal it will give you all the advise you need
