We agreed a job for an extension to be built. Price was given at around £10k which we were happy with and went ahead with the work. Now it’s all done, we’ve had a garage built by different builders, only to be questioned about whether we got building regulations approval for the extension as the the building hasn’t been finished properly. At that point, I was unaware of building regulations. Since reading up on it, it seems building regulations approval is required. What should I do now the building work is nearly finished (only needs a draught to be sorted) and we haven’t got building regulations? Is this on the person who built it or is this our fault because we didn’t know we needed approval for this? Is this something trading standards would need to get involved with?

sorry to hear of your issue, unfortunally the onus falls on you as the house ower to make sure your builder complies with all current building/planning regulations, if i was you i would contact your local building control a soon as possible and if you have not paid the builder do not part with anymore cash, building control may want to take sections apart to inspect diffrent aspects of the build & you may be able to get retrospective building approval.

I would say that it is a shared responsibility for this miss hap, all though the builder should of informed you about building regulations it is part your responsibility to double check what is being done. Unfortunately building control like to see the job in fazes i.e from foundation, roof structure and insulation to make sure it is done properly. You may be able to still get them round to check these have been done correctly, by showing photos of build process or revealing what they want to see and then repair good again.

Building permission is important , but first you need to know about regulation in your area or counsel , it all depend from size of your extention , find out about it with your local autority , in some cases you just need to inform them and don't need any aproval

To be honest the builders was need to ask you if you have all the approval but is not the builders fault!
Is a little bit bad because the building inspector is need to check some things(like fundation e.t.c) very sorry for you!
Check as well because if is a single story is possible to not need!
Only if is the drainage mainhole there and you block it ...... cheers
