Neighbour roof/chimney leak

Hi, We have a leak coming through a part of a pitched tiled roof that borders the edge of our neighbours' chimney. It's not a shared chimney as ours is on the other side of the house. I can see that the our wall at the back of their chimney breast is wet and our rafter is starting to rot. Through a gap in the wall theirs look fine. There is also a damp patch on our wall on the ground floor underneath the stairs which is aligned with their chimney breast. I'm unable to tell where exactly the leak is coming from or if it's on both the inside of their chimney and the outside on our wall. Whose responsibility would it be to fix if the cause is their chimney or the flashing on our side? Is there any difference? As roofers, if there is unequal work to be done on both sides, how would the costs usually be split? And what if the source is all from their side but all the damage is on ours and much more expensive to fix? Thank you.

it generally the person whos chimney it is thats responsible for the repair, have come across this problem quite often with shared chimneys uselessly i insist on doing the chimney as a whole , re pointing , re haunching, lead flashing and aprons rather than repairing one side or the other that way its definitely sealed and the cost is shared. good luck Alex

I come across this probably recently too, it’s really annoying... I’d start at repair tour flashing first as that could fix the issue then if it doesn’t get a price to fix the hole chimney and talk to them about it. Good luck, Regards Frankie BT Roofing Services
