Is there a professional who quantify the value of a builder's work?

Anonymous user 23/02/2024 - 3.34 PM

I would like to find out who would be best to value a builder's work. The builder has done some work but I think less than the amount I had paid. I'm going to terminate the work because he's been dragging his feet. It's now over 4 months but not half of job done for a project that supposed to finished between 6 nd 8 weeks (initially he says 4 weeks). I need an independent valuation of his work as it is likely that I will have to claim back some money from him. I tried to find a quantity surveyor but there isn't many around and if I appoint the surveyor would this still considered independent?

Are you a tradesperson and able to answer this question?

If You have all information about project how it was looking at starting stage its very easy for professional to work out what amount of labour is done and does it match real life situation. Every thing got price and time how long it take to do it. Sometimes all depends how much money tradesmen wants to put in pocket. But yes after visiting site can be done calculation about what is done.

Independent building quantity surveyor. Yes you should appoint. By independent I meant not affiliated to another building contractor.look for chartered surveyors

If you feel like getting QS in, you must give the builder a chance to rectify this situation. All tradesmen have different prices but, they are normally the same ballpark. My advice is speak to your builder and sit down to rectify this bad situation, if he refuses then by all means take it further. Legal.

Hi A Quantity Surveyor is what you require. We have and can help plus can complete the unfinished work but please take into consideration this is far from straight forward as the old work could be defective and no builder will offer quality given work is offered by others in the first instance. However be very careful as if you terminate then any Arbitrator or Court will protect the builder as they must be given every opportunity to complete, so you must act appropriately READ YOUR CONTRACT! Hopefully you have in place a small works JCT Contract, FMB Contract or what ever contract you have as these have Clauses covering this very problem advising how to act appropriately should have have no choice but to terminate. Loads don't bother but thats the problem with Mick Mouse Builders. If you don't have a contract, you should have at least agreed full terms, approximate payment terms and contract period, etc but this is where it could get very messy as it will inevitable become a argument that a third party must resolve (probably the arbitrator & or a small claims court) as I doubt you will be able to reach agreement with your contractor. You must take as much photographic evidence as possible also to substantiated conditions and try to get the date proven by placing say a Newspaper in the shots so it cannot be argued this was not the stage terminated or the date taken? Hopefully you have engaged a FMB or NFB Contractor (as we are - Charles Dean). The builder must also be fully insured but most simply just check the bottom line estimate cost when appointing and go with the cheapest which is very wrong given estimates cost a lot of money top produce and a good builders will document very accurately and back iup payment requests with a fully detailed spreadsheet offering payment stages. This is a pet hate of mine as many Clients simply look at the cheapest cost and yet its obvious any good builder will both be a member of one of these Federations (NFB or FMB) & have £10,0000 insurance. We hope this helps but please feel free to make contact - as I think your going to need it. Charles Dean Developments Ltd
