Groundwork & Foundations Question

No foundation what to do

we moved into a house few month ago and we discover the extention has no foundation. Our build said he need to demomlish and rebuild the extention, is there another cost effective to have foundation into the extention?

Wasn't this brought up in the survey? I would say that your builder is correct in saying pull it down.If it has no foundation then i seriously doubt any of it is up to scratch from the insulation right through to the roof construction.If foundations aren't done properly then it was done by a rogue trader or serious incompetent.You should enjoy it while you can because its unlikely that this extension has much of a life span.I would raise a few questions with your surveyor as to why an extension without building control approval wasn't an issue.

First thing I would do is get a second opinion,
You can under pin it which is cheaper option but as the other person who made a comment to tear it down may be a bit harsh, until you check if it does have insulation and all the other prerequisites to satisfy building regs . Take a closer look from another builder but don`t ask them if there are foundations or not, let them work it out for themselves if they don`t pick up on it then question them as the extension may be piled and the pit test may have been done buy the builder where you can`t see the beams.
But I am in total agreement the surveyor should have picked up on this and you should have a legal stand on this.
