Hi there 4 years ago we partitioned off a corner of our bedroom to make a separate space (inner room) which we have been using for a child to sleep in. The space has a window and radiator and power. Obviously as a small bedroom the installation of the stud wall doesn’t comply with building regs. We now need to get a regularisation cert, as we want to sell the flat. We have rearranged all the furniture and space layout so the inner room is now a dressing room, with all our wardrobes, drawers etc. The kids sleep in our bedroom with us, and there is clearly no space in the ‘dressing room’ for anyone to sleep there now. When BC come to inspect, will they take what they see at face value? Will they consider it a non/habitable room do you think? And final question - better to have a door in the stud, or take it off so the inner room is open to the bedroom? Thank you 😊🙏🏼
