Insulation

Window condensation caused by boarding over ceiling (plastering)

Anonymous user 15 March 2024 - 2.42 PM

A couple of years ago we had our two front bedrooms replastered (both north facing rooms) both rooms were skimmed and the ceilings boarded over and skimmed. The reason for boarding over was to cover artex in one room and wood chip in the other. I've also had the downstairs living room ceiling boarded over to cover artex. Since we had the work done theres been lots of condensation building up overnight mainly in the two replastered bedrooms. I wondered if doubling up plaster board on the ceilings could have caused this issue? The previous homeowner has boarded the loft floor (insulation squashed underneath). The eaves aren't boarded but looks like too much insulation sitting in there to me. Should I have the loft boards up and remove some/all the insulation? I'm thinking of converting the loft into an office in the future. Many thanks in advance.

I'd suggest that it's unlikely that the replastering work will still be causing condensation 2 years later. It's more than likely a ventilation issue or a patchy insulation problem. Loft insulation that is squashed under a floor is likely to be ineffective, it should be kept high and fluffy if it is to work properly. Opening a window at night may help with the problem but a better solution might be to install a vent in the room or a continuous extractor fan. These can be of the trickle variety and very quiet. Finally, removing insulation could cause condensation problems and lead to mould on the ceiling.

The condensation will likely just be caused by the heat coming from the drying process of the plaster, leave a window open or on the latch if you can, it is highly unlikely another board on your ceiling will cause any problems at all
