Felt Roof replace, walk on decking run off bad, pooling

Anonymous user 28 February 2024 - 3.37 PM

Hello. as the title suggests, we have a 9yr old felt roof which has had walk on decking laid on top for the full amount of time. The process was poorly thought through by original owners whereby large beams are sitting directly on the felt to hold up the 25mm walk on decking. The pitch is, and probably always was bad due to the extra wait so therefore pooling occurs in lots of places. Its a walk on enclosed (by brick) roof terrace. approx 12m sq T shape. There is only 1 drain run off for the entire roof (no side run off to gutters at all as its all enclosed in) Over the winter jut gone weve had a small leak from the back end of the terrace into the kitchen below. This was when the snow melted. Apart from that, touch wood, there haven't been any other leaks (that we know of!) What would be the best approach to this task? We are looking to either get all the felt and boards up below and re-do with a three layer torch on... OR look at the option of a GRP solution.. One firm also suggested that we lay a new GRP membrane/Solution on top of the existing felt as in most parts the felt doesn't look too bad. (im not quite sold on that method, albeit might save me a few quid) Im more inclined to get the roof replaced, which is a headache as we didn't expect to have to do it just yet, being only 9yrs old. At least this way we will know that its pitched correctly and haven't got to worry about all the weight being placed on current boards. I also like the look of rubber promenade tiles but unsure if the water will drain off sufficiently. - It certainly wont drain away with the pitch as it is currently. What would the best approach be here? Any advise greatly appreciated.. We are based in West London

Hello there, In response to just reading your question, first thing first is DO NOT go for the option of the GRP system on top of the 3 layer felt that is installed.I'd suggest removing all and re-boarding for a GRP system with a 600gsm if the roof is being used as a balcony, or a normal 450gsm if no one is to walk on the roof. With the roof being only 9yrs old, it shows that the previous owners thinking process of putting a decking on top without the support that it probably needed, has shortened the life of the current roof. I don't think any work was undertaken to support the current roof for the decking as most roofs are designed for maintenance loads only. Regards, Ashburn Roofing Ltd.
