rainwater ingress from balcony

Anonymous user 23 February 2024 - 3.16 PM

I have repeated water ingress from the balcony above me. The water always comes in at the same point of my ceiling, at a distance of some three feet away from the edge of the balcony above me. The builder who recovered the balcony with 3 layers of felt, with tiles sitting directly on the felt insists that the water is coming in through the fascia board which, he says, has been incorrectly installed. I have asked the tenants above me to lay down plastic waterproof covering to prevent ingress in the interim yet water still stains my ceiling each time it rains. This is taken as proof that the refurbishment of the balcony cannot be at fault, but that the water is coming in through the fascia. Is there any probability that the problem is with the fascia?

Water can travel a long way, and water do drip back.does the fascias got gutters.if yes check for any eaves trays, ( eaves trays are very important) plus you can check if the felt got hole in it further up.sometimes it’s very hard to tell where the water is getting in,sometimes you have to strip off tiles and inspect.
