Restoration & Refurbishment
Certificates and gurantees
Anonymous user 9 March 2024 - 2.55 PM
I've just had some refurbishment work done on my house. I hired a builder who then brought in electricians, plumbers, roofers etc. I've had two small bathrooms knocked into one and redone with all the work that involves i.e tiling, flooring, plumbing showers/baths/toilet etc, ceiling lights changed to down lighters and switch plates changed in quite a lot of the house, roofs re done, radiators changed. My boiler was also over complicated so they have made some changes to that ie taken off added pumps etc that weren't needed. All the work is due to be completed next week. I have asked my builder if there are any guarantees for the work done but he says not. Is that correct? He has just said that if anything goes wrong he'll come back but I've only had him say that verbally. Do I need certificates for any of the work that has been done?
Are you a tradesperson and able to answer this question?
this is really self explanatory your builder is guaranteeing nothing and as such once the job is finished so is your builder any guarantees should have been agreed before any of the jobs commenced
good luck Alex
The peace of mind that anyone deserve to have, it can not be done verbally. This agreement needs to be signed by both parties (client and contractor). If you don't see this type of contract make sure you will make them to produce one where everything is detailed.
Need to give time for things to settle, depending on what it is, personally I give 2 years of guarantee, and for the material there would be specified on the product itself.
Anyone dealing with electric or gas needs to give you certification on the end of the job, this is to increase the value of the property in case you like to sell it, and will be a peace of mind for yourself.
