Chimney leaks repair or remove

I have just had a survey done on a house I am buying. It says water looks to ingress around chimney and possibly lead flashing. Also suggested adding some strengthening to roof support at same time.

what work would be involved. New Joists? Render and ensure flashing doesn't leak? Or would it be better to remove chimney

if the chimney is in really bad shape and is not going to be used ever, then take it down to just below roof joist level and tile over into existing tiled roof, but if the chimney stack is in good shape then its just the lead flashing that needs attention and maybe re pointed or re rendered pending on whats there now and also round the chimney pots ,Hope this has helped
