Extension to a dormer bungalow

Hi, we are looking at moving house and have seen a dormer bungalow. It already has an added garage where the back has been converted to a dining room. However, this seems very old and not very well done as it is very dark and steps down from the kitchen. Is it possible to knock down and start again but have a second story when it is a dormer? Thank you in advance

Hi, the possibility of knocking a dormer bungalow down and building a new two-storey building is almost entirely subject to approval from the Local Planning Authority. Any decision is likely to be based on the area you are in and whether there are any two-storey buildings/ houses in your immediate area. If the road/street only has bungalows then it may be very difficult to get permission, however, raising the building to form a one-and-a-half story house could be an option and has been achieved by myself in situations like this. If the prospective of the above is uncertain for the house you are considering, an option may be to submit an outline planning application before you buy the bungalow, which would protect your interests as you don't need to own the property to submit a planning application. HI Kath, If I have read your question correctly, you are asking whether you can knock down the existing garage conversion and rebuild it, and in addition convert your attic into additional habitable space? If the situation allows, and you have permitted development rights on your property you may be able to do both without planning permission under permitted development. However there are a number of of conditions that you must fulfill, an Architectural Professional will be able to assist with that. Redeveloping a bungalow is entirely possible, however It wouldn't be advisable to submit a planning application (Outline or Full) on a property you do not own as the above answer suggests. The current owners would be notified through the planning process, it will cost you money to have a set of application drawings drawn up and you will be adding value to a property that you do not own. A planning approval can add significant value to a property and it would be very likely the vendor would up the selling price. The best way to establish if what you want to do is viable, would be to discuss it with the local Planning Department and obtain some Pre Application advice for a nominal fee without submitting a planning application.
