Hi, We have bought a property and want to fit a new kitchen bringing down a load bearing wall to make it a dining /kitchen. We also plan on making the bathroom next to the bedroom an ensuite. Do we need anything other than a structural engineer and the relevant builders to do this? Is there any need for an architect? Thanks, Rob I'm updating information here because I cannot see how to reply to your answers. Thank you for the replies the information was useful. How would I look for a structural engineer for the wall stuff, there does not seem to be a category for it on mybuilder.com?

You must submit your proposed plans & calculations prepared by your Structural Engineer to Building Control with a Building Notice Application. There is a fee to pay with your submission. Failure to do this may compromise the sale of your property in the future. There isn't a category in My Builder for a Structural Engineer. I suggest you request the services of one in your inquiry. There is a very good chance i might show some interest in providing you with a quote for our services.

Colleague above has right, architect is not necessary. If you remove load bearing wall, you must replace the supporting function of the load bearing wall with a beam under the ceiling. If you want to make bathroom next your bedroom, you need consider access for water pipe (this shouldn't be a problem) and access for drain of sink and bath or shower, to connect them to drain pipe outside (this can be more difficult, according pipe position).
