Hi, we are building a rear extension to our semi detached house that is 40 cm away from the boundary line of with our neighbours. Foundations will be the same as current.
Are we required to serve a party wall notification?

Hi, As long as you are not building into or on any party wall, then a party wall award is not required.
The actual award that you are querying is a "Working within 3 meters notice". Which because your proposed works is 4m away from your neighbouring property, then this notice will not be required.
