How to create a design for refurbishment?

Hi Apologies for what may be a stupid question! I would like to modernise our very small 1 bed/2 reception flat in Colliers wood. I dont have any specific plans - just photos of similar properties which i would like to base the update on - is that sufficient or should i engage a designer to help properly document the ideas before working with a builder? Whats the usual process to follow? The work involves kitchen and bathroom refit - rewiring and very limited wall removal. Many thanks Mark

Hello. It's a good question. You should not need to apply for planning permission for internal alterations including building or removing an internal wall. If this wall is not load bearing of course. If you live in a listed building, however, you will need listed building consent for any significant works whether internal or external. About the design - there are building companies (like us), who can refurbish your property and it will be as good as on the pictures that you have. Happy to help.
