Leaking roof over extension - 2 options to pick from

Hello everyone,

I have a leaking felt roof over my extension. I received two different quotes:

1. Strip off all existing felt and cover with 1 layer of tack down felt, 1 layer of underlay bonded with hot bitumen and a third top layer finished with green mineral felt bonded with hot bitumen.

2. Clean current surface and overlay in triflex cold liquid applied waterproofing.

Can someone please tell me which option is more reliable. The difference in price is small and what matters most is to do the right thing. What would you do?

To guarantee a new roof to last I would either have 3 layer torch on or GRP. Don't go for anything else otherwise it will cost you more in the long run

I would use the firestone rubber material it also has a manufactures garuntee of 60 years

Dear Miksh
First of all I would say 2. However
Whenever possible I would reccomend changing flat roofs into pitched/tiled construction to last in excess of 25 years.
When not possible EPDM (one sheet rubber ) is very good when no joins or obstructions etc are needed. Next would be GRP, Felt and so on .
Overall if possible to do say EPDM is the most cost effective method with life expectancy of 20years when installed by an approved contractor.
