Chimney breast damp


I'm currently looking at buying an older house but it has an obvious damp problem around the chimney breast. I'm getting a full survey but it looks as though the chimney is capped, and the flashings are ok. Can anyone give me a guesstimate of how much it would cost to strip the walls back and replaster so I can allow for this when putting in an offer. I'm not after an exact figure just is it likely to be hundreds of pounds or tens of thousands.

In answer to your questions yes it is capped top and bottom. The wall is 4.3 m long approx, the surveyor seems to think its a condensation problem as the house was locked up for a while with no ventilation

Hi, this is not an expensive job as normally a question of putting in adequate ventilation.

Its a vent problem that will cost maybe a few hundred so buy the house!!!

When you say the chimney is capped, does it have vents, top and bottom of stack.
The main thing is sort out where the damp is coming from before doing any plastering.
As for a price, you havent mentioned any sizes.
