Extension and loft conversion

Anonymous user 9 March 2024 - 2.45 PM

I get my house middle of February. And although it needs a full rewire, central heating system, windows and doors, dpc and full renovation i would like to know about getting my loft and extension started first. I work as a project manager doing properties up so i could manage this no problem. However as i do have a full time job i couldn't commit to being as hands on as i would normally be. I want to get the layout sorted before starting anything. It has half a single story extension built and would like to extend the other half to make it a full rear extension and also knock out some walls to make it an open plan kitchen (maybe put a downstairs toilet and utility.) Loft conversion if it is posisble is a must.. So will need advice on getting a survey done on foundations to see if strong enough? If i wanted to get preliminary plans for a double side extension how long do they last? I wont have funds available for the double side for another 3 years but would like to get an idea if possible sooner than later.

Are you a tradesperson and able to answer this question?

Hello My name is Keith Strong and I specialise in working with property developers to maximise the outcome of property projects. I have a successful background in this area. If you obtain planning consent for the two storey side extension you will need to at least start the work within 3 years. There is no stipulation on how long it takes to complete and so you may be able to use this in planning your programme of work. I would be happy to advise you and work along with you achieve to the best outcome for this project.

I can do a layout about the rear extension, and check in the Council the finally drawing or present the drawing for a preliminary approval. I can check the actual foundation and following the building regulation calculate if it's enough for another level. The preliminary drawing, for full extension (after check the foundation) I could do it in one month more or less. I can send you a quotation or budget about the different jobs if you want.
