Development plannning and, planning permission cost and validity
I have read a lot of questions and answers on this forum and they're very useful but they don't answer some of my questions.
1) If a plan is drawn for 2 storey extension and fences next to a footpath and the planning is approved. Can you do both the jobs at different times such as extension this year and the fences next year or so?
2) Is there a validity period for planning permission that is approved? For example, if the planning is approved and the work has to be carried out within 2 years?
We are from Yorkshire, if this helps in anyway.
Hi, the answer is yes to both questions. You can do the work in stages and work has to start within 3 years from the date of the planning approval. Regards, Steve

Once you have obtained planning permission you have 3 years, from the date of the approval, to start the work. Once you have started the work, which is presuming you have Building Regulations approval in place, and the Local Authority have carried out a commencement inspection, the application will last indefinitely.
