Ive just bought a new property and the rads have a problem.

At the moment it seems as though there is sludge build up in the middle as they're only heating up on the outside and at the top. Whats the average price I should pay to have the system powerflushed or is it best to just change the rads? Would a powerflush still be required even with new rads being put on? Thanks!! J

Hi there,
The average price for a power flush in the south east is around £350.00 upwards we would charge £320.00.
You need to way up the cost of powerflush to age of system really if the middle of the radiators are cold theres a chance the inner fins are blocked this may not be cleared with a power flush if the radiator is over 10 -15 years old i would recommend changing as theres a risk of pinhole - ing where the rust slowly eats through, this is more of a risk to very old system radiators after a powerflush as the layer of rust is removed by the acid used in flush.
I would recommend a flush after rads are changed to remove any harmfuly debris in pipework of system and boiler most boiler companies will not warrant a new boilers heat exchanger unless system is flushed and inhibitors added.

It does sound as though you have a sludge problem.
Prices will depend on how many radiators you have. If the radiators look to be in good condition, I wouldn't change them.
Esp Look for rust marks or paint bubbling along the bottom seam
If you did change the radiators you will still have sludge in the boiler and pipework, which is doing your boiler no favours at all.

Powerflush would be best because if you change rads the sludge would still be in the pipework. Get a powerflush done first too see if thats cures it, always make sure the engineer does it properly watch him ask him questions always get atleast 5 quotes. Powerflush usually around £200-£300. London prices maybe higher.
