Damp Proofing

Damp Under Bay Window

Anonymous user 25 April 2016 - 4.16 PM

In my first floor bedroom I have a large circular bay window and during the winter I noticed the wall paper was very wet and there was massive condensation build up on the windows. I have recently stripped the walls back to the plaster and it has dried out. There is a crack in the plaster that runs along the wall and there is movement in the plaster when pushed upon. I'm assuming the plaster will need to be redone. However, what do I need to do to prevent the damp problem recurring again next winter? I would provide pictures if it was possible.

hi it sounds like the leek is coming from the window you will need to get the ladder out and check the mastic as not died remove and reseal around the window also take a look at the guttering to see that it is not leaking most damp problems are these . take the lose plaster off the wall and leave for a week to dry then get a plasterer to float end set it. hope this helps tony

The leak from outside would have to be repaired first. Likely from windows or mastic on cills. Take off loose plaster seal with stain block and re plaster wall.

Sounds like you may have ventilation issues, would open the window on the bay a tad to allow the condensation to escape rather than build up on the cill as this could then be dripping down the wall creating your damp issue. Good luck Alex

The fact that you have a bay window tends to indicate that this is an older property. Improving ventilation will certainly help, but there are several other suspects at which the finger can be pointed - depending on how old the house is.
