Loft conversion

Hi, We are about to offer on a property and just realised the loft conversion doesn't have its own door. It has a fixed stair case (rather than a ladder) and is a fully functioning bedroom. There are 2 velux windows. At this stage we have no idea when the work was done. What I'd like to know is whether this room can be sold as a bedroom? Also if we bought it and were to enclose the staircase and add in a fire door would this suffice? Many thanks

This room cannot be sold as a bedroom unless it has been signed off by building control..
As for inclosing the staircase and fitting a fire door maybe building control would sign it off.
There are more regulations that come in to action regarding loft conversions though.
Such as,
Minimum 1.9m head hight on staircase,
Minimum 2m head hight in the centre of the room.
Bottom of velux windows must be between 600-1100mm from floor and allow access with a ladder from outside.( incase of fire)
Minimum of 150mm insulated between and below rafters.
Just be careful not to get caught out by a bodged job.
It could cost lots more in the long run.
