Recent tiled and Felted mono pitch Roof

Anonymous user 28/02/2024 - 3.18 PM

Recently had a new roof and felt put on property, having problems with severe condensation and water leaks. Having now noticed the felt around both my Gas boiler and Gas fire flues have had a large hole ripped in them to the extent you can see the lead tile seal through the hole. Due to the problem that one of thee flues are right up against the mono-ridge the roofer? wants to remove 2 or 3 ridge tiles and put a patch over the hole. Is this the correct way, or should the complete row of felt be replaced, which would mean the whole ridge removed? The other area of concern is the roofer has put a row of what he calls kick-boards from the valley trough, extending a good 4 foot up the roof thus felting over them? I feel this has an impact on why the roof is unable to breath properly. The felt used is Tyvec Pro, cold roof, no ventilation or vents in roof. Loft floor 270mm of insulation. HELP!

Nothing to stop the roofer patching the felt as long as he seals it correctly. Condensation problem is due to lack of ventilation. Install roof vents or the problem will just get worse

Any repair to felt is fine providing there is enough lateral lap on the felt and it is sealed adequately. Condensation is caused primarily through the lack of proper ventilation.
