What would a reasonable price be for an architect to draw up plans for a two storey extension?

You will require planning permission and a building warrant. Expect to pay around £1,200 to £1,500.

A drawing normally takes three of four days to complete from the initial survey so expect, from a company such as mine, to pay £450 to £600 for a planning application (you will have to pay a fee the to the local authority) and a further £300, say, for building control.

Some two storey extensions are now permitted development and exempt from planning-permission (see Interactive House on the Planning Portal).

A good set of drawings will not only make construction easier and faster, it will save you money by reducing the unseen 'extras' discovered as the work progresses.
