Electrical survey?

Hi there,

My partner and I are in the process of buying a house, however, our mortgage provider has suddenly asked for a an electrical survey to be carried out to assess the potential need for immediate repair/rewire. I have never really heard of this before and was wondering how long this would take to carry out? Is it a report that goes by another name as I am not sure what I should be asking for when phoning/requesting quotes. I've possible heard it called a condition report, but as I mentioned, I am a bit unsure!

Would really appreciate any clarity on the matter and if this is a usual request from lenders so that we know in the future.

Thank you very much any help and guidance gratefully received.

Laurence

the report is an EICR ( electrical installation condition report) time to complete varies as does the price depending on the size of property and locality, regards Terry.

This is common for house purchases and is called an Electrical Installation Condition Report to BS7671:2008. The testing and electrical inspection takes about 2 hours or so to do on site and about a further hour to type up the 8 to page 10 report.

Please find some weblinks below that explain the EICR process in a bit more detail. They are worth a quick look through so I hope that you find them useful.
