Loft Conversions Question

Is a loft extension cheaper than a loft conversion?

My semi-detached already has a room on the top floor with a small dormer to the front, full staircase and "normal" floor (it was originally built with the top floor).

I'm simply looking at adding a second dormer to the rear of the property, splitting the single room into two rooms and adjusting the en-suite (but still using the existing waste and water locations).

Am I right to think that such a project should be notably cheaper than a full loft conversion (involving adding a staircase, strengthened floor and ensuite plumbing)?

My quotes of £45K or so seem rather outlandish for two steels, a 5m dormer and some internal re-arranging, even for SW London...

It should be considerably cheaper than you have been quoted as the most expensive parts such as access (stairs) are already in place, having said that it depends on the access to get the new steels in place, i.e. if a crane is required then the cost would go up.
