Building regulations for removal of internal wall

Hi, We are selling our house and need to prove why we think that the walls we have removed are exempt of Building regulations. First wall was a non load bearing wall to form an old boiler housing in first floor master bedroom. It was built of lightweight grey blocks and I think it was built just over floorboards. The second wall is a wall that separated bathroom from Wc on first floor. Also not a load bearing wall. I know that planning permission was not necessary, but never thought about building regulations. Now that we are in a process of sale it has come up and we need to justify why we thought it was exempt of building regulations. Any suggestions of what do we do now???? Would it be sufficient just to say that the walls were a non load bearing walls? Please do help as I am desperate here!

Hi, Everything you do has to comply with building regulations. The question being asked here is, if anything you did required notification to Building Control, who will then assess compliance. Every local building control have their own foibles but basically you need building control involvement "when you materially alter a building e.g. carry out structural alterations or alterations that have an effect on fire escape." If you state that you did not materially alter the building through structural alterations and that the changes you completed did not have an effect on fire escape then you will be okay. However you must be sure that this is true and taking your word for it may not be enough. If you are still stuck then commission a structural engineer, this will cost anywhere between £200 and £500 and they can give you a report to satisfy pretty much anyone.
