bits (like sooty cement) coming down chimney

I have been in my flat now for 8 years and so often I get stuff coming down my chimney like sooty cement bits, black oily soot type of crumbs over my floor, also black wood bits also coming down occasionally can anyone help what's causing this? I have a real flame gas fire in my fireplace and called chimney cleaners in, they tested draft current and smoke and seemed ok also put cap on chimney as they thought bits were coming down chimney but still having problems with stuff coming down every so often. I am in a tenement on 1st floor with another 2 floors above me. Thanks ALASTAIR

Agree. Did they sweep the chimney or just test it? If not then it needs to be swept. If it has been swept and you are continuing to get bits falling then it may be the internal parging of the chimney beginning to fail. I see it quite often particularly on older buildings that have been running on gas fires for decades.
