Permitted development - where to measure 3 meters from for extension?

Anonymous user 3 March 2024 - 3.04 PM

Hi, I want to build a single storey extension to the rear of my property and have read up about the 3 meter permitted development rule but can't find the answer to my question. Is it 3 meters from the outer most point of the house?? To explain... My single storey ground floor kitchen protrudes from the rear of the house an extra 1.4 meters to the rest of the house and is original to the build. So as you look down on a plan of the rear it is L-shaped. Does this mean I can extend 3 meters from the distance that the kitchen protrudes, build the full width of the house and extend 4.4 meters from the (non kitchen) rear essentially to 'square of'? Or does it mean I can extend 3 meters copying the 'L-shaped' aspect I currently have? Thanks

Are you a tradesperson and able to answer this question?

Where the original rear wall of a house is stepped, then each of these walls will form the rear wall of the original dwelling house, in these cases the limits on extensions apply to any of the rear walls being extended. In simple terms as you have mentioned copying the L-shaped of the principal elevation of your house. Bear in mind you could extend up to 6m (semi-detached) until 30 of May 2016 without needing to apply for planning permission as long as you comply with 50% curtilage rule. (single storey extension)
