Extensions Question

Thinking of building an extension

I'm thinking of building an extension - apart from the obvious like planning permission are there any common problems or interesting unknown facts that us home-owners are always completely oblivious too?

I mean are there any interesting tips or facts about extensions you can give me before I go ahead with my project?

Hi, all I would suggest is to obtain at least three quotes for the work to be done. Never part with your hard earned up front, stage payments agreed by both parties are always a good idea. If you are going to project manage the job yourself gain as much information regarding all the build stages as you can.. Knowledge is power seek as much advice as you can and good luck.. Tom.

Tom has given some good advice, re, get at least three prices, all in writing, draw up a schedule of works, which both parties agree on, and agree the stage payments, make sure they are insured, only other things to beware of which could increase your costs are mainly unforseen works, especialy in the groundworks, if you have trees near, the foundations may have to go deeper than norm, plus maybe clay board.
Another thing to check is your Radon count in your area, if levels are high you would have to install Radon barriers and maybe a sump.
Other things could be drainage near or in footings, all these things could add extra costs.

Building regs drawings often don't include finishes ites in details eg kitchens, decs, electrics, flooring, tiling, sanitary fittings, external pavings etc. Many builders just give a price for the shell then charge extras for the other bits. I would advise you to consider what stage you want the building handed to you, then be clear to the guys pricing. Otherwise comparisons are really hard.
