New Builds Question

Using consultants

I've had a topographical survey for a new build 1.5 storey timber frame house. Kit supplier is providing full planning service but are now recommending using consultant for soil sampling and determining depth of foundations. Sounds unnecessary expense for sandy heathland soil in Aldeburgh Suffolk?

I wish timberframe companies didnt offer these all-in packages and stick to making timber walls!

That said, a company providing soil samples would not design the footings. I would approach a local structural engineer (your local building control may be able to guide you to reasonable one) he will then judge whether or not soil sampling is needed.

Does your planning approval require soil reports in the conditions? Are you NHBC registered as they normally request soil reports?
