Do I need an architect for converting my house to 3 flats?

Hello, I am considering converting my house to 3 flats, do I need detailed architectural designs to obtain planning permission? It is currently on 3 floors and also wish to include adding a basement. Any help will be appreciated. Thanks

There is no requirement to have professional architect drawings done and it all depends on if you feel you can provide the quality of drawing that the planning department will be after. Also, ask the building regs team what sort of information they will need e.g. they may prefer you to submit a 'full plans submission' in which case I would advise getting an architect involved and not just someone who knows how to use CAD software. If there is no basement there currently you may also need a structural survey doing too. Louise UK Property Services

Many people do provide their own drawings and the council will accept them, however this type of application you may benefit form using an Architect or Architectural practice that specialises in residential developments as they will ensure the layouts conform to the current regulations and maximise the use of the layouts. Achieving planning could be relatively simple but do investigate the requirements of your council that you must provide all necessary documents to have a valid application - some councils are more complicated than others. Building regulations - I would strongly recommend you have plans as these will ensure accurate quotations from builders and streamline the building process. Being flats you will need to comply with Robust Details and fire regs fully. I trust that will help kr Jon
