Garage conversion

Looking to convert an attached garage to a living room, where do I start what will be the problems..?

call your local council and ask if your permitted development rights are still intact for conversions. If they are then you can just apply straight for building regs but if not then you will need to get some plans drawn and submit an application which will take up to 8 weeks although there will be no charge for this stage. You can apply for building regs on what is called a building notice and you can check the cost by calling your council or going on their website. The only things left to do then are get some quotes and pick the company you feel most comfortable with. There shouldn't be any problems providing you get the legal side sorted with the council and you do your homework when picking a builder. I would advise though putting a contingency budget aside so you can easily pay for any issues if you are worried about this.
