Rear extension on a maisonette

Hi, i own a 3 bed maisonette and have neighbours both side, there is also a flat above me with a balcony, Ive spoken to my 2 neighbours and they seem okay about me wanting to extend the living room out into the garden.

I would like to know if its possible and what steps i need to take.

Every house is different so I would recommend first getting some initial plans drawn up and I would advise you showing these to all neighbours to discuss any potential concerns. This is because all the neighbours are so close that you may eventually have to enter into a party wall agreement. If you feel that you can go ahead with your idea in agreement with your neighbours then finalise the plans and submit them for planning permission if needed (you can check if you meet the criteria on the planning portal website). Any prior discussion with neighbours always helps to try and prevent objections and disputes. Once planning has been approved then submit them for building regs approval. Doing this before you ask for quotes will ensure you get accurate quotes and avoid the 'guesstimate' and 'extras'. When the quotes come in, look at the prices carefully to see if they correspond to the plans as some companies will only supply brickwork and others will do the complete project.
