(I carry out all works my self when ever possible). My working hours are (Normally) a five day week, 7 hours per day at the stipulated rate. (No lunch breaks taken) My rate is £120.00 per (ONE MAN) HOUR. Materials are charged at cost giving the customer the benefit of trade discounts available.

(We provide Free Estimates (Only)
(Skilled tradesmen aren’t cheap, cheap tradesmen aren’t skilled.)
I can provide you with a range of high-quality property maintenance services. I have been providing beautiful bathrooms, refurbishments, conversations of living spaces for over 35 years.
(I carry out all works myself where ever possible and never use substandard materials).
Plumbing, Tiling, Electrics, Carpentry, Painting & Decorating, Electric Underfloor heating, Wet room installations, Bathrooms installations, Kitchen fitting, general property upgrading and maintenance.
There is a ONE HOUR minimum charge per man on small works. Additional costs include Parking, Congestion Charge, ULEZ charge (where applicable) Materials, Parts, Hardware, Sourcing & their Transportation, these will be charged for at the stipulated rate.
Should I experience a scope of works outside the original estimated the estimate will be immediately voided. I will then draw your attention to the change (Although you will already be aware of this, via the daily report).
It is then the responsibility of the customer to comment as to the ongoing works and the voiding of the original estimate, no comment from the customer will be deemed as acceptance of the voided estimate/proposal of works offered for continuance/going forward.
Time on site will be recorded in rounded up half hour increments as set out above and invoiced accordingly.
FREE ESTIMATE will be provided on large or small jobs of work as required but on small jobs pictures would be requested. On larger jobs I can attend your property at a convenient day/time in order to provide a free estimate.
Quotations can be supplied on straight forward works! However all prices submitted will be deemed to be an estimate unless specified otherwise.
By seeking contact on Mybuilder.com and short listing / inviting me on the said introductory web site it will be assumed / understood that you have read and accepted the T's & C's and by shortlisting me that you are also in agreement and accept the T & C’s and to be bound by the T's & C's and by the recorded rate differentials as set out.
When a client is to supply all sanitary ware / materials (its assumed the these are fit for purpose) the estimate / quote of labour assumes that all supplied items will be delivered to the work site prior to commencement of works to include any specific specification / processes and that I will not suffer dead time due to non-delivery.
Supplied items within the scope of works that requires cutting / adapting to fit as directed by the customer, these instructions to make such cuts (confirmed on email) would be carried out only under customer instruction and responsibility.
My working hours are a five day week, 7 hour per day at the stipulated rate or by longer as invited/required.
My hourly rate is £120.00 per MAN HOUR. Should more than one man be necessary on site then additional help on site will be charged from £65.00 - £120.00 per MAN HOUR depending on trade qualification required.
Should I have advised on the cutting process or on the standard of materials purchased I will advise the customer. (The customer is responsible for all their supplied items and instructions as per an unrebutted notice).
Invoices will be e-mailed to the customer either as a deposit or after the job has been completed (should it be a very small job) and then you're payment would be expected by return (Within 24 hours) into a nominated bank account detailed on the invoice.
Should works last longer than a half day and be valued at over £300 a 50% (Ring-fenced) labour deposit WILL be required together with 100% of the estimated material costs followed by regular invoices being issued to allow for works to progress and to allow for unforeseen / further instructed works until completion when a final accurate invoice will be submitted close to completion for the total detailed labour and detailed materials together with associated costs with payment required on receipt of the invoice by return which means within 24 hours of submission, this will ensure continuance to completion of the works. Should payment not be received works will stop.
My success is the result of my HONESTY clarity and quality. I am experienced in the building trade undertaking bathroom & kitchen fitting, wet room installations, electric underfloor heating, electrical work, general building work, glazing, general handyman services, plumbing, bathroom refitting, tiling, painting, decorating, general fault finding. (I Do Not Work on Gas fittings and so I/or the customer would need to employ an alternative contractor/sub-contractor.)

An estimate is a tentative evaluation or rough calculation on the works surveyed and instructed,
Unforeseen works due to areas of work not being visible at the time of estimating will be detailed as additional works outside of the submitted price resulting in the original price (Estimate/Quote) being immediately voided.
METRO TILES AND MOSAICS TILES take longer to fix as it takes more tile to cover the area as opposed to larger tiles so please advise of these at time of estimating as the end price will eventually increase if not taken into account earlier.

A superb experience and a truly amazing overall finish
Anthony did a splendid job refitting our kitchen and bathroom. He updated our plumbing, the electrical system, fitted an electrical boiler and came up with very elegant solutions for the space available. Anthony has decades of experience which he is happy to share. We profited not only from his experience and skill but also from his creativity and dedication. He has an excellent eye for detail and came up with tailor-made solutions and original features. Anthony’s hourly rate is by no means a bargain but he applies himself thoroughly to the project, works very hard and the standard of his work is exceptional.
Apart from being a formidable all-round builder, Anthony is a great communicator. He took all our concerns on board, sent daily updates with photographs of the work carried out and was happy to discuss every development in detail. Also, he made friends with the downstairs neighbours and kept them on board throughout the period. He is also super tidy and left the place sparkling.
We whole-heartedly recommend Anthony for a wide range of building and plumbing jobs - in fact for an overall update of a bathroom, kitchen and living room. The result is glorious.

Partial bathroom renovation Bathroom Fitting
Anthony and James did a professional job at renovating my bathroom which included removing and replacing a bath, basin, toilet and vinyl floor. They were punctual and professional throughout, and did their best to ensure disruption and mess was kept to a minimum. Anthony sent daily email updates including photos and notes on the day's progress, which was appreciated. My only slight disappointment was that Anthony did not communicate the costs of some additional work I specified prior to the job starting, which led to a bit of a surprise when the final invoice arrived. Overall though, I am pleased with how my bathroom turned out along with the quality of Anthony and James’ work.
