Sediment in the kitchen tap
I have some small pieces of white grit, scale or sediment (it could be plastic?) the shape and colour of a fingernail clipping but much smaller in my kitchen hot water tap. It gets trapped under the washer and prevents it sealing, so the tap drips.
I’ve dismantled the tap valve several times to clear it out, even tried a new valve etc. and I also reseat the washer, so that the sealing face is smooth each time. This works for a while.. maybe a few weeks.. but then the sediment returns and the dripping starts all over again. It’s a tiny amount.. but obviously even one small piece of trapped grit can prevent the washer sealing.
The sealing face inside the tap body looks in good condition .. some of the chrome plating is wearing away with time but its smooth and there’s nothing inside the tap body that looks like the sediment. What is this sediment and how do I get rid of it?
The system is a high pressure, condensing boiler system (no cold water tank in the roof but a hot water tank in the airing cupboard and a pressure vessel etc.) so maybe it’s the system? No other hot water tap seems to be affected.. but most of them are lever operated so maybe just less susceptible?
Heating/Water pump doesn't switch off
The other evening I noticed that the heating/water pump was still running, even though the system timer was in an "Off" period. I checked the boiler and the burner light on the front was flashing, rather than the normal steady "on".
The Honeywell 2-port valve in the cupboard upstairs seemed to be opening and closing when it should... but I had a spare one lying around in a box of central heating parts (as you do) so I swapped it over just to see whether it changed anything... but it didn't make any difference.
There's also a Drayton ZA6 in there and that may or may not be causing the problem. The valve itself (under the motor head) seems to open and close okay but I didn't check whether the motor is actually trying to turn it or not.
Until my (quite busy) plumber turns up to fix it properly, is it worth tracking down a spare ZA6, just to try it, or is it very unlikely to fix the problem? I'm hoping (?)there's a dodgy micro-switch etc. but I wouldn't know how to diagnose it.
Everything else (heating and water) works fine .. just the pump doesn't switch off.
Floor tiles surface prep and insulation
I'd like to prepare the floor surface in my bathroom so that I can then get a tiler in to tile it.
The bathroom floor hasn't changed since the house was built. It's regular water resistant chip-board. c 10 years old, so nothing too strange.
The missus doesn't want a cold floor, although the leccy bill says under-floor heating is out of the question... but is there any benefit in fitting an insulated backer board anyway?
Whether I use an insulated or a regular concrete backer board, will the chipboard floor support it without (it and the backer board) flexing or does the floor need some kind of screed? I have about 1.5 cm to fit everything, including the tiles, before the floor gets too high for the door (and starts to create a step).
And how do you cut/trim backer board anyway?
Also... skirting board. On a couple of walls the wall tiles extend down to the wooden skirting board, so removing the skirting before the floor-tiling will be tricky. If the new floor height is higher, then the skirting will no longer fit under the line of the wall tiles. Is it better to get rid of the wooden skirting board altogether and make a tile skirting board by extending the floor tiles up the wall? It's about 3-4"(regular small MDF skirting). Or would that be considered a bit gash?
Finally, I've seen some shiny floor tiles that look like they're made to be fitted without any visible grout joint. What's the latest styley trend - butt the tiles next to each other, or leave a traditional style gap (e.g. using the little white plastic spacers)?
