We are looking to convert our loft to a new master bedroom with en-suite and walk-in wardrobes, a full-width dormer to the back, two Velux to the front, a new bathroom suite and tiling to the existing bathroom and lowering the ceilings to gain head height in the loft. House is a 1980s 3-bed detached in Idle, Bradford, built by Wimpey.

Additionally, the plans require partitioning off of the open-plan stairs in the lounge to meet fire regulations, using a new studwall and door.

Boiler would require replacing with Combi due to disposing of header tanks and powered flue in current loft with re-routing of the flue (or re-siting of the boiler).

We have passed planning consent with Bradford Council (permitted development) based on the first set of drawings and are now in receipt of the building control drawings/specifications. Our architect is now liaising with a structural engineer for steelwork calculations for supporting floor beam.
