I live in a fairly typical 1960s semi, except it has a steel frame construction, Trusteel Mk 2. Our problem with it is that it doesn't have a downstairs loo and there is insufficient storage. The porch is awkward and not really used because the front door needs replacing. I would like to put small extension onto the side of the house to provide a cloakroom, a cleaning cupboard and a walk-in pantry. It can't be very wide because we have to allow room between it and the boundary wall to get a wheelbarrow through as we have quite a large garden to the rear.

There is also a garage which is used as utility space and a workshop for my husband. It is a bit narrow to put a car in, and an extension would cut off vehicular access to it anyway. It has a corrugated asbestos roof which I know would have to be replaced.The walls are sound. Ideally I suppose it could be re-roofed and have the walls lined etc. Could it possibly be part of a revamp?

I really need advice about what is possible or desirable, also a rough idea of cost for the various options. I have some available cash and could probably raise more from the building society as there is plenty of equity in the property. Hopefully any improvements will add a little value to the house, but mainly I want to future-proof it as we are not getting any younger and I don't want to move house again.

Although ours was a relatively small project, James listened to what we needed and drew up excellent plans. He did all the applications for planning permission and building regulations which took a huge weight off our shoulders, and he pointed us in the right direction regarding notifying Severn Trent, which I would never have thought of.
